All apartments have an A energy rating. The buildings share an underground parking garage and contain a total of 23 apartments.

Building structures
The load-bearing structure of the underground floor consists of cast-in-place reinforced concrete columns, beams, and walls, connected by a monolithic slab. The load-bearing frame of the above-ground floor is assembled from precast reinforced concrete elements. The intermediate floor slabs are constructed using hollow-core and solid panels to ensure higher sound insulation.

Interior walls, stairs and corridors
In the homes, the walls between rooms are made of metal frames covered with plasterboard, while the walls surrounding the washrooms are built from lightweight blocks. The walls between most apartments are constructed from 200 mm thick reinforced concrete panels to ensure better sound insulation. Each building has a staircase and an elevator.

Balconies and terraces
Most apartments have balconies. All 1st floor apartments have a private terrace with wooden boards. 3rd floor apartments have a partially covered roof terrace.

Windows and doors
The homes have triple-glazed wood-aluminium windows and fire-resistant veneered wood exterior doors. The height of the interior and exterior doors is ca 230 cm.

Ceiling height
The height of the living areas of the apartment is ~2.9 meters. The living rooms on the third floor have high sloping ceilings of up to 5.5 meters.

Heating and indoor climate
The buildings are connected to a district heating system. Room-specific water-based underfloor heating supports an energy-efficient indoor climate. Apartment-specific forced ventilation with heat recovery ensures high-quality indoor air in the apartments. The ventilation unit is hidden from view, either behind the bathroom ceiling or, in the case of larger apartments, in the utility room.
The kitchen corners are prepared for the installation of a motorized kitchen hood – the piping and cabling have been built out. In addition, an electrically operated non-return valve is installed on the hood’s exhaust pipe, which prevents noise from occurring in the piping in windy weather when the hood is not operating.

Smart house
The homes are built on the principle of a “smart house”, which means that the apartment’s indoor climate, audio system and monitoring of various readings are solved using automation.
The apartment’s standard “smart house” solution includes heating and ventilation control, a door intercom system that transmits images and sound, monitoring of electricity readings and hot and cold water readings. Electricity and water readings are automatically transmitted to the building manager. All the above can be controlled and monitored from the apartment’s touch screen or over the internet.

Cooling system
The cooling unit is installed in all homes and it is included in the price.

Electric vehicle and light vehicle charging
All storage spaces have a separately metered socket for charging electric light vehicles. Parking spaces are ready to install an electric vehicle charging point. The building has a central charging unit with a dynamic load meter, which measures the building’s consumption and directs the free power to the chargers. A personal charging station can be purchased or rented from a service provider.

Water supply and sewage
The buildings are connected to Tallinn’s water and sewage network. Domestic hot water is produced in the heating unit located in the basement of the building. Water meter readings are taken remotely – readings are collected automatically and sent to the property manager’s database.

Electricity and low-current systems
Remotely readable electricity meters are located in the switchboard rooms on the underground floor. The apartment’s electricity and low-voltage switchboard is located in a niche in the hallway cupboard, and in larger apartments in the utility room. The switchboard is equipped with a security center, communication connections, and free space for a computer network router and other active devices. Technical readiness is ensured for signing telephone, internet, and TV service contracts with various providers.
The Switches and sockets are installed in locations selected by the interior architect. Rooms with suspended ceilings feature recessed lighting, and balconies and terraces are equipped with outdoor-appropriate lighting and sockets.

Underground floor
In addition to private parking spaces, storage units, and technical rooms, the underground floor also features a shared hobby room equipped for bicycle maintenance and washing. There is also a workbench for waxing skis.

Bright hobby and storage room
The ground floor of the buildings accomodates both a functional hobby room and a practical space for safe storage of bicycles and strollers. There is also a garbage room on the same floor.

Courtyard
Green areas and planter boxes add privacy to the ground-floor terraces. The permanent landscaping of the community garden also includes plants bearing edible fruits. Retaining walls offer seating both along the outer perimeter and within the garden.
The courtyards feature various play areas designed especially for younger children—such as a water play zone, a sand play area, a large rubber-coated slope, and boulder-style climbing rocks. Rainwater collects in a landscaped hollow with a stony base and sloped greenery, creating an exciting natural play environment.

Accessibility
All building entrances have step-free access, suitable for residents with mobility challenges and essential accessibility for those using wheelchairs or strollers. Common areas feature contactless access systems that operate via Bluetooth connection.
